Having designed many bathrooms during my years as an architect the one thing I always felt was wrong was that fact that every bathroom required a bath. Now, here in 22nd century it seems my idea was not so daft after all with many new homes having wet rooms installed as an alternative to bathrooms. The really great thing with wet rooms is you have a lot more room to fit the various fitting required the in-fact opposite is true if you have large bathroom suites with traditional take up most of the room.

It doesn’t just come down to room either as wet rooms offer a number of advantages over bathrooms such as manoeuvrability as well as style, style in wet rooms come in the shape of various walk in shower designs and builds. Also the advantage of a wet room shower is there is no need for shower enclosures.

Before stripping out your baths do bear in mind that many estate agents will tell you that by not having a bath your property may well be harder to sell than those which do. A simple solution to this problem is to have showers in stalled above your bath or if you are on a tight budget use shower mixer taps. Having installed either of these all you now need to do is to fit some shower enclosures around the bath to make your shower water tight. Always be sure to include some nice towel rails or radiators to give adequate heating during the winter months.

Designing homes has never been quite so popular as it is today, many home owners spend thousands of pounds on designer furniture and gadgets for their homes each year. With house prices remaining static over the last year or two it seems that people are even more inclined to spend money on getting their homes the way they want them rather than moving into a new property. It is sometimes worth spending money on fitting new bathrooms or kitchens but you do have to be careful not to spend more than what you can get back when you decide to sell. There is however one way to spend cash on your home to make it more desirable and still keep it when you’re gone and that’s furniture.

Furniture is one sure way of improving the look and feel of any property as most designers now all too well. Furniture can often be bought specific to a property don’t be lulled into this as the chances are you’ll have to leave it when you move out. Rather spend your hard earned cash on free standing furniture which is never included in the property value. Oak furniture has always been a good investment as it will last for years and years and often if you have bought wisely have some antique value for children or grand children.

A sure fire way of getting your home on the front of estate agents windows and magazines is to have some stylish dining furniture or oak dining furniture on display for all to see. Whether we like it or not stylish and quality furniture will give prospect buyers an idea of just how good your property can look with the right oak living room furniture or oak bedroom furniture installed. If all you have on show is a tatty three piece suit which dates back to the eighties what hope is there of you getting the most cash from your home? It is well worth your while investing in some new oak dining chairs and oak dining tables if you are still able to take these with you when you are gone not least because you can enjoy them yourself. Oak dining sets start from as little as £300 but our advice is to spend as much as you can afford as the more you spend the better the furniture will be and look. Spending £150 on oak sideboards is hardly likely to get you a nice sturdy pair the same is true for oak wardrobes the more you spend the better and longer lasting they will be. To add furniture which is a little different is always a good idea when it comes to design if you have a conservatory why not consider adding some Chinese furniture or Oriental furniture?

Garden furniture again is the perfect way to entice would be buyers, by adding some modern rattan garden furniture on the patio or on the lawn the prospective buyer gets a much better impression of how the garden can look. Whether you choose teak garden furniture or rattan garden furniture it is always important to blend it in with your surroundings. Having a rattan sofa stuck out in the middle of your lawn is unlikely to impress anyone however if you have a large gazebo which is laying empty this could be perfect.

Here is a quick tip for those of you who would like to have wooden floors but cannot afford to buy them. Check under your carpets to see if you are lucky enough to already have wooden boards or parquet if you are then floor sanding is a great way to get wood flooring that is just as good looking as your local sports floors.
